  • Finance: Multi-Use VA Loans Explained

Senators Jon Tester (D-Mont.) and Marco Rubio (R-Fla.) have introduced the Molly R. Loomis Research for Descendants of Toxic Exposed Veterans Act, a bill that would allocate $15 million to study birth defects in children and grandchildren of veterans exposed to toxic chemicals during their service.

The proposed legislation comes in response to growing concerns about the health effects of toxic exposures on veterans and their descendants. While some research has been conducted on the link between toxic exposure and birth defects, there has yet to be a comprehensive, government-led study on this issue.

The bill would fund multiple studies by federal agencies and nonprofit organizations to investigate the connections between service members' exposure to toxic substances in combat zones and severe disabilities later diagnosed in their descendants.

"I try putting myself in my dad's shoes and how it might feel to face toxic exposure health issues. But then to learn your exposure could have resulted in the birth defects, disabilities, even shortened lifespans of your own children, perhaps grandchildren, too — I don't think I can fully imagine the nightmare of that.”

Molly Loomis, the bill's namesake, and daughter of a Vietnam-era Navy veteran exposed to Agent Orange.

If passed, this legislation could have a significant impact on veterans and their families. It would not only provide crucial data on the generational effects of toxic exposure but also potentially lead to improved healthcare and support for affected descendants.

Jason Mergenov, a former Air Force major, is using his winery, Rockets Red Wine, as a platform to advocate for veterans struggling with PTSD. After facing his own mental health challenges, Mergenov now produces wines that pay homage to his military background while supporting fellow veterans.

Pets for Vets is a nonprofit that matches veterans with the perfect companion animal from shelters across the U.S. The program has expanded nationwide, with over 500 successful matches, giving both veterans and rescue animals a second chance at health, happiness, and healing together.

Donald Strup, a bilateral amputee veteran, is on a mission to walk again through the Comprehensive Integrated Inpatient Rehabilitation Program at North Texas VA. His goal? To walk his daughter down the aisle at her wedding next year, showcasing the power of perseverance and hope in the face of adversity.

PRODUCT OF THE WEEK

The Product: K9 Salute offers all-natural, USA-sourced dog treats that pay tribute to fallen K9 heroes, with each package featuring the story of a canine who died in the line of duty.

The Story: Founded by Jessica Harris, a retired Combat Medic from the Washington Army National Guard, K9 Salute was born from a desire to honor working dogs and their handlers. In January 2016, after learning about eight police K9s killed in the line of duty, Harris was inspired to create a company that would both celebrate these four-legged heroes and give back to the K9 community.

K9 Salute's treats are made from wholesome ingredients sourced from local Veteran-owned farms in the U.S. The company donates 10% of every purchase to organizations that support working dogs, such as providing protective vests and medical equipment. They also contribute treats to K9 units across the country and to deployed military working dog teams, embodying their commitment to service and gratitude.

“I wanted to find a way to honor and bring awareness to how important working dogs are. On the back of every bag of treats is a tribute to a fallen K9 with a brief statement from their handler.”

FINANCE

Securing VA loan approval is the first step when buying a home, but what if you're interested in a multi-use property that has both residential and business uses? The VA has specific requirements for these types of properties to be eligible for a VA loan. The property must be primarily residential, the non-residential use can't impair the residential character, there can only be one business unit, and it must conform to current zoning laws. When considering a multi-use property, it's important to think about the long-term viability of both the residential and commercial portions.
